The building moratorium has been lifted in Coconut Grove and Coral Gables. Good or bad?
The problem was the water and sewer stations that could not deal with the proper sewage capacity so all projects were put on hold. Now, ahead of time (November 30 was the deadline), upgrades to the pump stations was completed.
One reason this is good is because some small businesses had problems opening and that hurt the Grove. On Fuller Street, there was a planned Nespresso coffee shop, which was all set to open, but the moratorium stopped them. They thought they could use the permit from another location in the complex, but that did not happen.
The coffee shop at The Blond Tulip took a couple of years in the making due to the moratorium, too. But thanks to Mayfair, they were able to reconfigure old architectural plans to show that they had legal right to open, but again, that two years.
Of course on the other side is the development question. A large project was to be built at the Florentine Plaza site at 3444 Main Highway. The project was on hold. Now it is free to move forward, as well as many other projects that were in the wings.
Miami-Dade County still has a moratorium in many areas, which of course is making developers furious since they cannot proceed with their plans. Miami-Dade Mayor Carlos Gimenez, made a decision last week, that could further delay the return of construction in affected areas. He wants a committee to form to study this more.
